Objekt je koncipiran kao mala stambena zgrada s pet stanova – jednim u prizemlju te po dva na prvom i na drugom katu. Prizemni stan ima vlastiti, odvojeni ulaz, dok ostali stanovi koriste zajednički ulaz u zgradu pod nadstrešnicom te zajedničko stubište.
Volumen prvog i drugog kata ujedno služi i kao nadstrešnica za ulaz u zgradu i dio parkirališnih mjesta. Zgrada je projektirana s ravnim krovom.
Svi su stanovi orijentirani na tri strane, čime se postiže maksimalna iskorištenost prirodnog svjetla i osunčanja, a svim je prostorijama omogućeno prirodno prozračivanje. Stubište je također prirodno osvijetljeno i ventilirano.
Stanovi su projektirani tako da dnevni prostori čine jedinstvenu prostornu cjelinu dnevnog boravka, blagovaonice i kuhinje, dok se spavaćim sobama i kupaonicama pristupa iz ulaznog hodnika. Prizemni stan ima terasu u razini terena; dva jugoistočna stana na prvom i drugom katu imaju vanjski prostor orijentiran prema jugu, dok dva sjeverozapadna stana imaju loggije orijentirane prema sjeverozapadu.
Arhitektonsko oblikovanje zgrade proizašlo je iz potrebe smještaja svih programskih sadržaja i zahtjeva prostornog plana na građevnu česticu, kao i iz težnje za optimalnim korištenjem njenih specifičnih karakteristika. Izduljena građevinska površina parcele izravno je utjecala na izduženu formu zgrade. Smještaj dijela potrebnih parkirališnih mjesta pod lebdeći dio građevine omogućio je očuvanje veće površine prirodnog terena.
Osnovnu konstrukciju čine armiranobetonski i zidani elementi. Nosivi zidovi izvode se od armiranog betona i blok-opeke, dok su međukatne i krovna konstrukcija izvedene kao armiranobetonske ploče. Stubište je armiranobetonsko. Vanjski zidovi zaštićeni su ETICS sustavom pročelja i ožbukani u skladu s lokalnim načinom gradnje.

The building is conceived as a small residential block with five apartments — one on the ground floor and two each on the first and second floors. The ground-floor apartment has its own separate entrance, while the remaining units are accessed via a shared entrance beneath a canopy and a common staircase.
The volume of the first and second floors also functions as a canopy for the building entrance and part of the parking spaces. The building is designed with a flat roof.
All apartments are oriented to three sides, ensuring maximum use of natural light and sunlight, while all rooms have natural ventilation. The staircase is likewise naturally lit and ventilated.
The apartments are designed so that the main living areas form a unified open-plan space comprising the living room, dining room, and kitchen, while the bedrooms and bathrooms are accessed from the entrance hallway. The ground-floor apartment has a ground-level terrace; the two southeast-facing apartments on the first and second floors have outdoor spaces oriented to the south, while the two northwest-facing apartments feature northwest-oriented loggias.
The architectural design of the building stems from the need to accommodate all required program elements and planning conditions on the building plot, as well as from the aim to make optimal use of its specific characteristics. The elongated buildable area of the plot directly influenced the elongated form of the building. Locating part of the required parking spaces beneath the projecting portion of the structure enabled the preservation of a larger area of natural terrain.
The primary structural system consists of reinforced-concrete and masonry elements. Load-bearing walls are constructed from reinforced concrete and clay block masonry, while the floor and roof structures are reinforced-concrete slabs. The staircase is also reinforced concrete. The exterior walls are protected with an ETICS façade system and plastered in accordance with local building practices.
